OUR MANDATE IS IMPACT INVESTING AS A COMMUNITY DEVELOPMENT ENTITY

Goldfarb Capital was created to solve a problem will serving a need.  As a Community Development Entity (CDE), we focus on mixed use development projects in Washington, D.C., Maryland, Virginia, and West Virginia.  We prefer projects that are sustainable and creates jobs from the four food groups – multifamily, retail, office, and industrial.

Many of our institutional capital partners have a greater appetite for low yielding, long term investments. Within our capital stack, some capital partners are well suited as a bridge/mezzanine piece or CMBS debt at market terms.

We’ve also aligned ourselves with several Family Offices, Foundations, and High Net Worth individuals who are interested in joint ventures on select investment types that meet their mandate.

NEW MARKETS TAX CREDITS

The NMTC Program attracts private capital into low-income communities by permitting investors to receive a tax credit against their federal income tax in exchange for making equity investments in specialized financial intermediaries called CDEs.

As a CDE Goldfarb Capital engages in Impact Investing in the real estate asset class in low and moderate income communities.

OPPORTUNITY ZONES

Opportunity Zones create strategic opportunities to help reduce taxes on capital gains while also having an impact on various communities.

Goldfarb is partnering with institutional investors who are deploying significant capital into low-income community census tracts.

LOW-INCOME HOUSING TAX CREDIT

LIHTC subsidizes the acquisition, construction, and rehabilitation of affordable rental housing for low-and-moderate-income tenants.  Through an allocation we are able to address some of the affordable housing issues in the National Capital Region.

Goldfarb Capital works closely with state and local municipalities to gain more incentives on community lead investments.
